PROJECT DESCRIPTION:
Arverne East, a project of the New York City Department of Housing Preservation and Development, is the final in a series of major city-sponsored developments of the Arverne Urban Renewal Area. This 97-acre beachfront development site, on the Rockaway Peninsula in Queens, will be developed with approximately 1,600 units of affordable and market-rate housing and approximately 300,000 square feet of commercial development. A 35-acre nature preserve and 15-acre dune preserve are also included in this ecologically sensitive area.
PHA was retained by The Bluestone Organization, L&M Equity and Triangle Equities to be the project’s civil engineer. PHA is responsible for preparing all plans, specifications, and applications necessary to acquire city and state agency approvals. The work includes preparation of the amended drainage plan to establish sewers in the previously mapped street system. Private sewer plans will be developed for the sewers to be constructed, along with plans for the new water mains. Plans for the new street system will include street lighting, striping and signage and new traffic signals as part of the Builders Pavement approval. Sustainable design features will be included and may include bioswales within the public right-of-way.
