25 Kent Avenue is an approximately 485,000 square foot commercial / light industrial building with an approximately 275-space parking garage in WIlliamsburg, Brooklyn. The development required several approvals subject to the Uniform Land Use Review Procedure (ULURP), including a zoning change to establish an Industrial Business Incentive Area and a new zoning special permit. The special permit provides incentives for developments to include certain light industrial uses.
PHA prepared the project’s Environmental Assessment Statement (EAS). As the first project to seek an IBIA special permit, the project required extensive coordination with the NYC Department of City Planning. PHA was also the project's civil engineer.
